Here is a brief summary of what to expect at the time of your home inspection. 

After introducing myself, I will go over your Pre-Inspection Agreement with you and answer any questions you may have.

I will begin the inspection by examining the exterior of the property. All exterior features of the property will be thoroughly inspected including driveways, porches, stoops, decks, patios, drainage systems, fencing, and much more. The entire roof will be inspected along with chimneys, skylights, vent pipes, gutters, downspouts, and any other mounted equipment.

Next will be the interior, I will work through the home room by room, in a logical sequence. All general wall and floor finish conditions will be noted throughout the home. Built-In appliances and bathroom fixtures will be tested as will all electrical outlets. Next, I will inspect your garage.

Upon completing the detailed interior and exterior inspection, I will perform an evaluation of the plumbing, electrical, heating and cooling systems of the property. I may be in and out of the home frequently depending on the location of equipment.

Next, I will perform any additional inspections you may have ordered, such as additional garages, out buildings (Pole Barns, Pool Houses, etc.).

Finally, I will return to my office where I will finalize your report. Doing so, will cut down the amount of time you and/or your Realtor will need to be on site. This also allows me to proof read my notes, research any recalls or safety issues found, and then transform the information into a detailed written report complete with digital photos of what I have observed.

The report will be available via online within 24 hours (in most cases the same day it was performed).  Your pre-inspection agreement allows you to authorize your Realtor and/or Attorney to access your report as soon as it becomes available online in order to avoid any delays.  Per your request a Hard Copy can be mailed to you for no charge. There is a $10.00 charge if you would like your hard copy sent to your Realtor or Loan Officer. 

The entire onsite inspection process will last anywhere from 2-4 hours depending on the age, and size of the home. I encourage you to be present during the inspection and ask any questions you may have.
